Concrete Coatings in Madison, WI
Bare concrete takes a beating in Wisconsin. Road salt, snowmelt, freeze-thaw cycles, and heavy vehicle traffic break it down fast. A quality concrete coating protects the slab, makes it easy to clean, and holds up through Madison winters in a way that bare concrete just does not. DS3 Solutions installs concrete coatings on garage floors, basement floors, and commercial surfaces across Dane County.

Wisconsin Winters Are Hard on Bare Concrete
Every Madison winter, your garage floor gets hit with road salt tracked in off your tires, snowmelt seeping into the pores of the slab, and freeze-thaw cycles that expand and contract the concrete repeatedly. Over time that combination pits the surface, causes spalling, and leaves you with a floor that looks rough and holds stains. A properly installed coating seals the slab against all of it.
Polyurea is the right coating for Wisconsin's climate. Unlike standard epoxy, polyurea is flexible. It expands and contracts with the concrete through temperature swings instead of fighting it. That is why polyurea holds up through Madison winters where epoxy coatings can crack, yellow, and delaminate. We use polyurea on every job.
Residential and Commercial Surfaces Across Dane County

The most common request we get. We coat garage floors for homeowners throughout Madison, Middleton, Sun Prairie, Fitchburg, Verona, Waunakee, and the surrounding area. The finished floor resists oil, salt, chemicals, and abrasion. It wipes clean. It looks good. Most garage floor jobs are done in one day.
Garage Floors
A coated basement floor is easier to clean, more resistant to moisture, and makes a finished basement space look and feel more like living space. We pair basement floor coatings with our waterproofing work when the project calls for it.
Basement Floors
We coat commercial floors for warehouses, shops, showrooms, and commercial properties across Dane County. Commercial surfaces need coatings that handle heavier traffic and equipment. We size the coating system to the application.
Commercial Floors
Exterior concrete in South Central Wisconsin takes the hardest abuse. Salt, UV, and freeze-thaw cycles are relentless. A protective coating on a driveway or exterior slab extends its life and makes it significantly easier to maintain.

What Installation Looks Like
01
Surface prep
The slab has to be clean, sound, and properly profiled before any coating goes down. We grind the surface to open the pores of the concrete and ensure adhesion. Any cracks or spalled areas are repaired first. This step is where a lot of DIY and cheap installs fail.
02
Base coat
A polyurea base coat is applied to the prepped slab. This bonds to the concrete and forms the foundation of the system.
03
Decorative flake
Vinyl flake is broadcast into the wet base coat. This adds texture, slip resistance, and the look of the finished floor. Color options and flake blends are selected before the job starts.
04
Top coat
A clear polyurea top coat is applied over the flake. This seals everything, creates the final surface hardness, and gives the floor its durability and sheen.
05
Cure time
Polyurea cures fast. Most installations are walkable the same day and ready for vehicles within 24 hours.
A Concrete Contractor, Not Just a Coating Company
DS3 is a foundation and concrete contractor. We have been working with concrete across Madison and South Central Wisconsin for over 30 years combined. When we coat a floor, we understand what is underneath it. If the slab has cracks, settlement issues, or moisture problems, we address those before we put a coating on top. A coating applied over a concrete problem is still a concrete problem.
Proper surface prep
We do not skip it. A coating is only as good as the prep underneath it.
Residential and commercial
Garage floors to warehouse floors. We size the system to the job.

Polyurea only
We use polyurea because it performs in Wisconsin's climate. We are not going to put a product on your floor that will crack and peel in two winters.

Concrete Coating Questions, Answered Straight
How much does a garage floor coating cost in Madison, WI?
Most residential garage floors in the Madison area run between $3 and $7 per square foot depending on the size, condition of the slab, and the coating system. A two-car garage typically lands between $2,000 and $4,500. We provide free written estimates after seeing the floor.
What is the difference between epoxy and polyurea?
Epoxy is rigid. In Wisconsin's climate, the freeze-thaw cycle causes it to crack and delaminate over time. Polyurea is flexible, cures faster, handles temperature extremes better, and resists UV yellowing. It is the right product for Madison winters and that is what we use.
How long does installation take?
Most residential garage floors are completed in one day. We prep the slab, apply the base coat, broadcast the flake, and apply the top coat. The floor is typically ready for foot traffic the same day and vehicles within 24 hours.
Does the floor get slippery when wet?
Yes. Seasonal wetness means snowmelt and spring rain are saturating the soil faster than it can drain. The problem doesn't go away in summer, it waits. Every year it happens, the freeze-thaw cycle and hydrostatic pressure are adding up. Catching it now costs a lot less than fixing the damage later.
What if my slab has cracks or damage?
We address cracks and spalled areas during the prep phase before any coating is applied. If there are larger structural issues with the slab, we will tell you what needs to happen before a coating makes sense. We are a concrete contractor, not just a coatings company.
How long will it last?
A properly installed polyurea coating on a well-prepped slab should last many years. The biggest factor is prep quality. Coatings that fail early almost always failed because of inadequate surface preparation, not the coating itself.
